TENANT FEES SCHEDULE
FOR ALL NEW ASSURED SHORTHOLD TENANCIES SIGNED ON OR AFTER 1 JUNE 2019

Holding deposit
One week’s rent. This is required to reserve a property. This is non refundable should any of the proposed tenants withdraw their offer (including guarantors) or fail a right to rent check or provide false or misleading information or fail to sign the tenancy agreement within the agreed timescale.
Security deposit
Five Weeks rent for tenancies with rents under £50,000 per annum
Six weeks rent for tenancies with rents over £50,000 per annum
These cover damages or defaults of the tenant/s during the tenancy.
Unpaid Rent
If rent is more than 14 days in arrears then interest at 3% above the Bank of England base rate will be applied to pursue the non-payment until the rent is paid.
Lost keys or fobs
Should tenants lose keys or security devices they will be liable for the cost of replacing or cutting them. Should the locks need changing they will we liable for the actual cost of the locksmith, new lock and cutting of any keys. If extra costs are incurred there will be a charge of £15.00 per hour (inc. VAT) for the time taken to replace the keys or fobs.
Change of sharer
Should the tenant request a change of tenant during the tenancy or any other variation we will charge £50.00 (inc. VAT) for each new tenant referencing, Right-to Rent checks, deposit registration and preparation of the new legal document.
Variation of contract
Should the tenant wish to change the terms of the contract during the tenancy whether this is adapted or not, there will be a fee of £50.00 (inc. VAT) per variation to cover the cost of taking landlord and superior landlord instructions and preparing and executing new documents
Early Termination
Should the tenant wish to terminate their contract early they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
